- Monthly interest rate: 8.5% divided by 12, which is about 0.7083% (or 0.007083 as a decimal)
- Tenure in months: 15 years x 12 = 180

How the interest-principal split changes over time #
In the early months of any loan, your outstanding principal is at its highest, so the interest portion of each EMI is also at its highest. As the years pass and the principal reduces, more and more of each EMI goes towards principal repayment.
For the ₹25 lakh, 15-year loan example above, roughly 65 to 70% of your very first EMI is interest, while by the last few years of the loan, over 90% of each EMI goes towards principal. Most Indian banks apply a Fixed Obligation to Income Ratio (FOIR) rule when approving a loan, and it is a useful check even before you apply.
